The Apartment.

We had the inspection!  And...it went really well.  Nothing too alarming which is awesome!  We were a little worried about the roof but the inspector said that it has, at the very least, 5 more years.  The furnace and air conditioner are original to the house but seem to be working just fine.  Everything else the inspector found are small, easy fixes.

So with that down, I decided to start packing!  I thought that I would take some pictures of our apartment before it turned into a complete mess.  The quality of the pictures are not great but oh well.  One day, it maybe fun to look back at these...see where we started our life together!!  =)  Also this is for all of you that didn't get to visit our "grand" 2 bedroom apartment.  Here is a glimpse of what you  missed out on...

Accepted!

WE GOT IT!!  
Our offer was accepted today...finally!!  
WOOHOO!!
We are totally pumped!!  

We can't wait until it's officially ours...but we are on our way!  
So now we have all the fun stuff to do
(well not really but it has to be done)...
the inspection, appraisal, and processing the loan.  
Oh and of course the packing (ick!).  
Although, I was so ready to go to the grocery store and get some boxes today...
I know, I am weirdo but I am so excited!  
I am excited for Milo too...
Imagine all the exercise he is going to get at the house, 
maybe he will even lose some of his "baby fat".

New House Offer!!

Well an offer is on the table!  We went to three houses Thursday morning...and found one that we both loved!  Its in the city of Oak Creek, which is south of the airport and about 3 to 4 miles off of the interstate.  We are totally pumped!  The second Ryan stepped inside the house he was sold......direct quote "OMG there is a man cave"!  Ryan definitely has his priorities straight! 

This house is a little bit smaller than the first house we put an offer on....its a little over 1800 sq. ft. which will be perfect for the two of us.  It has a semi-open floor plan (or that's what I call it) with 3 bedrooms and 2 1/2 bathrooms. 

The kitchen is very cute, nice cabinets and awesome stainless steel appliances.  It is open to a HUGE dining room area.  For sure were going to need a bigger table to fill some of that room...  The living room has vaulted ceilings with a skylight and a floor to ceiling stone fireplace. To complete the main floor, there is a laundry room and 1/2 bath.



The second floor has 3 bedrooms and 2 bathrooms.  The master suite is complete with a walk-in closet and bathroom which has a nice deep jet tub!!  Lovin' that..can't wait to come home after work and hop in!!!  Nothing else too exciting about the upstairs.

The so-called "man cave" is in the basement that has a rec room with a bar (PARTY!!) on one side and the other side is not finished (great storage area).  Its definitely not the fanciest basement but it has 3 egress windows and great potential for upgrades. The walls are paneled (totally ick).  Not the normal brown paneling..., the previous owners decided to "upgrade" to a white, greyish paneling.  If you ask me paneling is paneling, so whatever color it is, its still gross!  But they didn't ask me...weird! 

The lot is on the back side of a cul-du-sac and butts up to a row of trees with an open field on the other side (horse farm).  The field might be developed in the future but there are no plans yet.  The yard is average, I would say, for the burbs.  If we get this house, the backyard clean-up would be the first project (making a list already =) !


   
So thats it...now the hard part...waiting to hear something.  Hopefully we will hear something by Monday.  God has a plan and everything happens for a reason...but I hope this is it!!

Not meant to be...Moving on!

I guess it was not meant to be...the bank counter offered back and it was outrageous!  The bank does not want to take a hit at all with this house so they ended up coming back higher than the asking price.  They also started that they would not consider any offer less than $5000 over the asking price.  Its pretty ridiculous and highly annoying!  We really did like the house but there are a couple of cosmetic things that need to be done, and in our eyes, the house was not worth over the asking price.  We feel that the bank really wasted our time.  If they knew that they would not accept the asking price, then they should never have listed it at that price.  We definitely learned our lesson with this short sale.  So now we are moving on...

We did look at a house yesterday...it was great.  Same area and great looking house...the big problem is there are two other offers on the table.  In order for us to have a chance, we would have to offer at or close to the asking price.  Ryan was all for it but I really didn't think it was worth it.  Don't get me wrong, the house was beautiful...cosmetic wise, it was perfect.  My issues are a. it's at the top of our price limit and b. as you walk into the great room, the floor felt like it was floating.  They had laminate floors just put down and as you walked across it, you sunk a little with every step.  Maybe its an easy fix or maybe it has to do with the sub-flooring...either way, I really don't want to find out.  We discussed it and decided not to put in an offer.  It did have a great fireplace in the great room that went through to the dining room...Ryan had to get a picture of it.

So we are moving onto the next house...we have two more showing on Thursday morning in the new area.  Ryan is not too thrilled to be moving from the other location, but for me, I am totally up for it...the new location is way closer to the airport.  My commute would be so easy....about 10 minutes instead of 25 minutes.  So we will see what we find...this new area also seems to give you a bit more bang for your buck!  And I love that!

Something...

It's not too exciting but something is better than nothing.  The seller's realtor told us that the bank requested some documents from the seller.  Not sure if thats good news or what but we will take it.  Positive thoughts!

Field trip!

Ryan and I went on a little field trip the other day...to tell the truth, I was not really excited to go.  But being the great, wonderful, loving wife that I am, I made a sacrifice and we went to the ZOO.  Yep...two grown (well kinda) adults, all by ourselves.  For those of you that don't know Ryan, he is a BIG kid and LOVES LOVES LOVES the zoo...like he would go every week, love the zoo, kind of guy.  Its craziness, I seriously don't get the obsession with it but whatever floats your boat.  So I brought my good attitude and I am not going to lie, I had a good time.  It was fun!  It was awesome to spend a whole day together since our schedules rarely match.  Here are a couple pictures from our adventure!
